MOUNTAIN LAKE CORPORATION BUYER-BROKER AGREEMENT

Colin Wells is a real estate licensee with Mountain Lake Corporation (“Broker”). Buyer(s) will use Broker’s services to view properties the parties mutually agreed upon within Mountain Lake.

Broker compensation:

• Brokerage commissions are not set by law.
• Buyer does not owe Broker any compensation.
• If Buyer wishes to work with Broker to purchase a property Broker shows Buyer, Broker’s compensation for services provided to Buyer will be as follows unless amended by the parties in writing: Broker’s compensation will be paid by Mountain Lake Corporation and due at closing.
• If Buyer wishes to work with Broker to purchase a property, Broker may ask Buyer to sign a separate agreement detailing the parties’ responsibilities during the sale.
• The seller and listing broker agree to pay all of the above compensation.
• If Buyer chooses a property already listed by Broker, seller will pay Broker for services Broker performs for seller. Buyer will not be responsible for this compensation.

• Broker’s compensation from any source will not exceed the amount of compensation per written agreement with Corporation.
